A report also shows the title of easements, or rights to property registered or parts of the property. For example, a previous owner may have legally given a neighbor the right to share the entry or the city may have a right to strip the property to put the power lines, communication lines, water pipes or conduits sewer.



In the U.S., the buyer of a property is typically the purchase of title insurance, which protects the buyer from any title problems that may arise after the sale (such as the privileges that have been forgotten during the research). The title insurance company issues a report and issue an insurance policy to support its conclusions.



A title search is also performed when the owner of certain real property wishes to mortgage his property and the bank requires it to ensure their transaction.



Generally, there are two main types of equity research, comprehensive coverage of research and research limited coverage; other types include reports of non-insured and guaranteed search foreclosure.



Full coverage of research



A search coverage is usually when creating a report produced for the sale and resale transactions / transaction which involves the construction loans. It usually includes research related to property liens, easements, CC & R provisions, conditions and restrictions, agreements, resolutions and ordinances that affect the property in question.






  1. Look for liens against the owner and other parties on the title.





  2. Look for liens against the buyer (for sale transactions only).





  3. Search for bankruptcy proceedings against the owner of the property.










  • Look for liens against the buyer is not something that is covered in a title search.







Search limited coverage



A search is generally limited coverage when reporting on securities refinancing equity loans involving property and to make reports as simple guarantee.



This type of title search generally includes research for the privileges of ownership, liens against the owner and other parties on the title and the search for the bankruptcy proceedings against the property owner.



Reports of uninsured



There are a variety of title searches that give the client a report, but no insurance. These are for informational purposes only, and are called by a variety of names, such as batch log reports, Flat certificate, 300-foot radius ratio, and others. This research information is used primarily in two situations:








  • Probate. This is when a family, a lawyer or court divide the property of a deceased person. Heirs want to know what privileges they take on and who is entitled to the land.





  • Subdivision. To create a section, a person taking land previously plated (legally named and registered) by another name and rename Mudflats and as a new development or subdivision. A report must be submitted to the city, taxes paid and showing no liens. The owner can then sell the lots individually or en masse, and can record covenants, conditions and restrictions that govern how residents can build their houses or yards, and may restrict other activities.
